For this phase, 3D model drawings, elevations, sections, plans, models and other design methods are started to show the client the main ideas of the project. Then comes the more technical part of the project where all the plans and drawings necessary for the future construction of the project are developed.
a) Budget - Once the Executive Project has been defined and approved, together with the different specialists involved in the project; a budget is prepared in which the items necessary for the quote and construction of the design are specified in writing. The mutually-agreed budget will be refined, always seeking to improve costs, quality and delivery times in each and every one of the items while also respecting the design criteria established in the executive project.
b) Schedule - In parallel with the budget, all contractors are asked to date their delivery times in order to generate a work program to follow, which will be shared with the client so that they can monitor the processes.
a) Meetings and field visits this is essential to guide the correct interpretation of the different plans, supervise and approve the quality of the work and resolve any questions or unforeseen issues that may arise during the work, including clarifications and omissions from the project.
b) Construction supervision and quality control Once the development of the Executive Project is finished, the architect will be in charge of supervising that what is designed and specified in the Executive Project is respected through: - On-site visits by the architect or design team staff. - Meetings with subcontractors and suppliers that you consider necessary to finalize details of what is seen on site.

Our network of suppliers, constructors and engineers have over 20 years of professional working experience across the Baja California Sur region.
All procedures and permits to build are reviewed by project managers DRO who help us to ensure that all official documents are in order and that our legal processes are approved quickly and efficiently.
In terms of engineering, we are supported by the INGENIERÍA ZAMORANO, where the head engineer and structuralist Ricardo Zamorano is in charge of overseeing and creating all plans, blueprints and infrastructure documents in detail.
Finally, DEICONS CIVIL also supports us - they are a reliable, local team of surveyors, topographers, photographers, civil and mechanical engineers who are all led by Engineer Juan Carlos Arias Castillo. They work with us on generating and organizing all the necessary material related to the site.
After conducting an in-depth study of the site and the overall design of the individual architectural project, we propose using a number of ideal materials. We also make a detailed comparison chart and feasibility analysis on each of the materials in terms of convenience, durability, price and aesthetic.
